market overview
One of Africa's commercial capitals
Lagos anchors Nigeria’s economy and is the commercial gateway to West Africa, with over 20 million residents and a GDP that accounts for roughly a third of Nigeria’s total. The city hosts the headquarters of every major Nigerian bank including First Bank, Access Bank, Zenith, and GTBank, alongside leading telecoms operators MTN and Airtel, and major industrial groups Dangote and BUA. Beyond finance and telecoms, Lagos is home to Nollywood, the world’s second-largest film industry by output, and Africa’s deepest concentration of technology startups, with companies including Flutterwave, Andela, and Paystack scaling from the city. Oil and gas services remain significant given Nigeria’s hydrocarbon base.
Victoria Island and Ikoyi together form the traditional CBD, housing the major bank towers, professional services firms, and international corporate offices. The Lekki Peninsula has emerged as the fastest-growing office submarket, with the Lekki Free Trade Zone, Dangote Refinery, and a wave of Grade A developments attracting both Nigerian conglomerates and multinationals. Yaba on the mainland is the established tech corridor (often referred to as Yabacon Valley) and anchors the startup and venture ecosystem. Eko Atlantic, a planned coastal extension off Victoria Island, is bringing new institutional-grade office stock to the market. Murtala Muhammed International Airport provides direct connections to London, Dubai, and major African capitals.
