Common questions

Flexible workspace is a collective term for office space that can be taken on short or medium-term commitments, without the capital expenditure of a conventional lease. It covers three main product types, serviced offices, managed offices and coworking spaces. The common thread is that an operator delivers fit-out, furniture, technology, utilities and services inside a single monthly fee, removing the upfront investment and long-term tie-in of a traditional office.

Operators pay to list enhanced profiles on the directory. Occupiers pay nothing. When we broker a search on behalf of an occupier, we receive a commission from the operator on successful placement. We do not charge the occupier and we do not take money from both sides of a transaction. We maintain no exclusive operator tie-ins, which keeps the recommended shortlist broad and honest.

As a general rule, coworking suits solo operators and teams of 1 to 10 on rolling terms, serviced suits teams of 2 to 150 on 3 to 24 month horizons, and managed suits teams of 20 to 200 on 24 to 60 month horizons. Cost, branding, and customisation are the main variables. If you are unsure, submit a brief and our team will triangulate the right product for your situation.

Yes, significantly. Prime London, New York, San Francisco, Hong Kong and Singapore command the highest rates globally, with desks in prime buildings often exceeding US$1,500 per month. Secondary European cities typically sit at 40 to 60 percent of those levels. Emerging markets in Southeast Asia, Latin America and Eastern Europe can be 70 to 85 percent cheaper for comparable product quality.

Yes. Several operators offer global memberships that cover multiple cities on a single contract, which suits distributed teams and travelling executives. For larger enterprise portfolios we can coordinate multi-city searches in parallel, delivering comparable shortlists across each market within a common timeframe.
