Serviced offices where multinationals land in Europe
Dublin is by far and away the largest Irish serviced office market, with supply largely around the Docklands, the CBD around Grafton Street and the Sandyford business district. The city’s role as the European base for major US technology firms, alongside the financial services concentration of the IFSC, gives its serviced stock an unusually international occupier profile. Prime Dublin suites command clear premium pricing within the national market.
Cork is the second market, a core pharmaceuticals, technology and shared-services centre with serviced demand through the CBD and along the Mahon Point and Little Island corridor. Limerick offers good serviced supply around the CBD and the National Technology Park, serving its engineering and medtech occupiers at pricing below Dublin. Waterford, Kilkenny and Drogheda round out the national market, where smaller pools and emerging hybrid-model operators serve startup and SME demand.
The product is used by professional services firms, technology companies, financial services occupiers, SMEs and international businesses establishing Irish operations, many choosing serviced space for rapid market entry without capital commitment. Suites range from single-person offices to team rooms for fifty or more, with all occupancy costs in one monthly fee.
