market overview
The Gulf's most developed serviced office market
The UAE runs the deepest serviced office market in the Gulf, and Dubai sits unambiguously at its head. Demand clusters in DIFC, Downtown Dubai, Business Bay and the JLT and Dubai Media City corridor, home to the region’s banking cluster and most GCC regional headquarters. Pricing in Dubai’s prime submarkets runs at the top of Middle Eastern levels, reflecting the emirate’s role as the commercial capital of the region.
Abu Dhabi holds a narrower but distinct market, led by ADGM on Al Maryah Island, the Corniche and Masdar City, and driven by government, energy and sovereign wealth occupiers. Sharjah adds media, education and light manufacturing demand around the Al Majaz Waterfront and Sharjah Media City, while Ras Al Khaimah’s economic zone and the Ajman Free Zone serve manufacturing, trading and SME occupiers at the most accessible pricing in the Emirates.
Serviced offices in the UAE are used by financial services firms, legal and professional services teams, SMEs, regional headquarters operations and international businesses entering the Gulf market, with free zone serviced packages aimed at SMEs sitting alongside premium suites in DIFC and ADGM. Contracts run from one month upwards, with most operators offering rolling monthly or 12-month agreements on one all-inclusive fee. That structure avoids the Ejari registration and cheque-based annual payments of a conventional Dubai lease, and carries no fit-out liability.
