Ho Chi Minh City anchors the Vietnamese serviced office market as the country’s commercial capital and largest office market. Demand is predominantly around District 1, District 3 and the emerging Thu Thiem business district, where most multinationals base their Vietnam headquarters. The city is the most expensive in Vietnam, yet pricing remains accessible against the wider Southeast Asian range.
Hanoi is the second commercial centre, with serviced supply around Hoan Kiem, Ba Dinh and the West Lake area serving government ministries, the central bank and major state-owned enterprises. Danang, the country’s third city, carries a growing pool around the Hai Chau district and the Son Tra Peninsula business zone for tourism, technology and manufacturing occupiers.
