The Gulf's deepest and most international workspace market
The UAE holds the deepest and most internationalised office market in the Gulf, with flexible workspace supply centred on Dubai and Abu Dhabi. Dubai dominates national stock, with demand clustered in the DIFC, Downtown Dubai, Business Bay and the JLT / Dubai Media City corridor. The emirate hosts Emirates Airline, most GCC regional HQs and the DIFC financial centre. Abu Dhabi’s market is narrower but distinct, anchored by ADGM on Al Maryah Island, the Corniche and Masdar City, and driven by ADNOC, Mubadala and sovereign wealth occupiers.
