market overview
Serviced offices in Japan, without the traditional lease
Serviced offices are the deepest strand of Japan’s flexible workspace market and the deepest supply of the product anywhere in Asia. Central Tokyo dominates, with Marunouchi, Otemachi, Roppongi, Shibuya, Shinjuku and Toranomon carrying the core of national stock alongside most Japanese corporate HQs and the offices of international banks and law firms. Tokyo commands the premium end of the market, with Marunouchi, Otemachi and Roppongi Hills at the very top.
Osaka’s serviced supply clusters in Umeda, Nakanoshima and Honmachi, serving the Kansai region at pricing that eases materially from central Tokyo. Nagoya concentrates around Nagoya Station and Sakae for the automotive and trading company economy, Fukuoka around Hakata and Tenjin, and Yokohama’s Minato Mirai, Sapporo’s central business district and Kobe’s Sannomiya round out coverage, with multi-site serviced networks maintained across these cities.
Japan is a particularly strong serviced market for international firms establishing an Asian presence. US and European financial services, law firms and consultancies concentrate around Marunouchi and Roppongi Hills, international technology firms take space in Shibuya and Shinjuku, and Osaka attracts pharma and advanced manufacturing occupiers.
