market overview
What is a serviced office?
A serviced office is a private, lockable office inside a building run by a workspace operator. You pay one monthly fee per desk and almost everything is covered: the space itself, business rates, service charge, furniture, fast internet, cleaning, a staffed reception, and access to shared meeting rooms and breakout space. There is no fit-out to fund, no furniture to buy and no separate utility or broadband contracts to manage.
The model began in the United Kingdom in the 1980s and is now the most widely available form of flexible workspace in the world. Global names like IWG (Regus, Spaces and Signature), The Office Group, WeWork and Landmark sit alongside strong regional and independent operators in every major market. That breadth is the point, and it is also the problem, because the difference between a fair deal and a poor one is rarely visible from a listing.
What is included, and what is not?
Almost everything you need to work is included in the headline fee. What sits outside it varies by operator, so it pays to read the schedule of services before you sign. The common extras are meeting-room time beyond your included credits, printing above a fair-use allowance, dedicated phone lines, parking, additional storage and any specialist IT. None of these are unusual. They are simply the lines where two quotes that look identical can diverge by a meaningful amount, which is exactly the kind of thing an advisor checks for you.
Who is a serviced office best for?
Serviced suits teams that want to be working professionally within days rather than months, without committing capital or signing a lease. It is the natural choice for companies of 2 to around 50 people, for project and delivery teams, for businesses entering a new market, and for scaling companies that need to add or shed space as headcount moves. If you want your own front door, your own branding and your own layout, that is a managed office, and we cover that too.

Your questions answered
Common questions
What exactly is a serviced office?
A private, lockable, fully furnished office within a building operated by a workspace provider. You pay a single monthly fee that covers rent, rates, service charge, utilities, internet, cleaning, reception, building management and access to meeting rooms and breakout space. You bring your team and your laptops, everything else is ready.
What terms are typically available?
Most operators offer 3, 6, 12 and 24 month agreements, with some providing rolling monthly terms. Longer commitments attract better pricing, often 10 to 20 percent below the 3 month rate. Break clauses can sometimes be negotiated on 12 month plus agreements.
What product type is right for my team?
As a general rule, coworking suits solo operators and teams of 1 to 10 on rolling terms, serviced suits teams of 2 to 150 on 3 to 24 month horizons, and managed suits teams of 20 to 200 on 24 to 60 month horizons. Cost, branding, and customisation are the main variables. If you are unsure, submit a brief and our team will triangulate the right product for your situation.
What is not included in the fee?
Printing above a fair use allowance, meeting room use beyond the included credits (some operators do not offer meeting room credits), dedicated phone lines, parking, storage and any bespoke IT requirements. Always read the schedule of services, costs for extras vary significantly between operators.
Which operators should I know?
Globally, IWG (Regus, Spaces, Signature), WeWork and Servcorp have the widest footprint. Regionally, names like Fora (UK), Mindspace (Europe), The Executive Centre (Asia Pacific) and Industrious (US) offer strong premium product. Independent operators often compete on design quality, service and local market knowledge.
